Title Insurance is an insurance policy that protects
your legal rights to own, possess, use, control and
dispose of land.

There are two types of title insurance policies: a
lender's policy and an owner's policy.  A Lender's
policy is required for a mortgage.

The title policy serves as a written guarantee that
your underwriter will undertake, at its own expense,
the defense of your title in all legal actions or
proceedings alleging the title to be other than
insured.  Some items that you are protected from
are:  Mistakes in recording of legal documents,
forged deeds, releases or wills, undisclosed or
missing heirs (including spouses), Deeds
executed invalidly, liens for unpaid taxes and fraud.

The cost depends on the amount mortgaged and
the amount paid for your property and it is a
One-Time premium paid at closing.
